Rione Campitelli: The Neighborhood
The Palazzetto di Palazzo Albertoni Spinola is located in Rome, in the historic Rione Campitelli. The small and prestigious size of the area and, above all, its wealth of important archaeological sites and museums, make it one of the most desired places to live in Rome.
The district’s coat of arms features a black dragon’s head on a white background. It is believed that the coat of arms dates back to a medieval legend of an evil monster that posed a threat to the Roman Forum in the 4th century until it was driven out by the intervention of Pope Sylvester I.
The origin of the name of the Campitelli district, according to local belief, derives from the Capitoline Hill, the highest of the Seven Hills of Rome on whose summit stood the most important ancient Roman temple (dedicated to the cult of the triad of Jupiter, Juno and Minerva).
Within this district is the Piazza del Campidoglio (Capitolium) which is still considered, as two millennia ago, the geographical center of Rome, a reference point for counting all road distances from the city.
Furthermore, the Campitelli neighborhood, and in particular the Palazzetto, are centrally located between the Colosseum, the Vatican City, the Spanish Steps, the Tiber River and other important monuments and historical places.

Garden suite - Ambassador suite - Executive suite

Garden Suite

The prestigious 437 sqm Garden Suite is located on the first floor of the Palazzetto with entrances from the first floor of the monumental staircase, and a private service entrance separated by vicolo Capizucchi. The suite extends over three levels connected by a circular staircase.
The first level consists of an entrance hall, three living rooms, a dining room, three bedrooms, three bathrooms and a hallway. The garden is accessed from the living room, the dining room and the kitchen on the lower floor. The living room has a central fireplace covered, on the outside, in pine wood.
The lush garden is over 177.65 m2 (1912 square feet) in total.

Ambassador Suite

The majestic Ambassador Suite is located on the second floor of the Palazzetto and consists of 325 m2 and 70 m2 of terraces and balconies. The terrace above the master bedroom is 41.9 m2 with a beautiful view of the neighborhood and the Altar of the Fatherland. Additionally, there is a small balcony for two people overlooking the garden.

Executive Suite

The charming Executive Suite is located on the mezzanine floor of the Palazzetto. The executive suite extends over 159 m2 and is connected to the common areas and the various extra luxury accessories of the building

Three independent and luxury suites, each equipped with fitness, wellness and relaxation areas. The three residences will have shared services, an office and a cinema room

Although the suites have shared services, they are still independent. They can be accessed from different entrances, either through the main monumental staircase, or from vicolo Capizucchi passing through piazza Capizucchi, or from the entrance hall on the ground floor of the Palazzo using the spiral staircase that starts right from that entrance.
On the ground floor of the Palazzetto are located the common areas: the office, the theater, the concierge, the security and the private parking. Also on the ground floor are the private gym and wellness of the Garden Suite, private gym and wellness of the Ambassador and Executive Suites.
The Garden Suite is located on the first floor of the Palazzetto. The entrance is on the first landing of the monumental staircase. The private service entrance is on the ground floor near vicolo Capizucchi.
The Ambassador and Executive suites are located on the second floor/mezzanine. The entrances are on the second landing of the monumental staircase but are separate from each other. The private service entrance is via a spiral staircase from the ground floor.
The Panoramic Terrace is located on the roof of the Palazzetto and is considered an exclusive service for the Ambassador and Executive Suites.

Garden Suite

Spread over 437 square meters, it is located on the first floor of the Palazzetto and has two entrances: (a) from the first floor of the monumental staircase, and (b) a private service entrance separated from Vicolo Capizucchi. The suite extends over three levels connected by a circular staircase.

The ceilings of the entrance hall are in walnut wood, painted in light green and cream. The ceiling is decorated with simple relief motifs. The ceilings of the living rooms and the large bedroom with floor-to-ceiling windows, overlooking Piazza Capizucchi, are in walnut and maple with frames decorated with fake rose bushes inlaid in relief and gilded coats of arms. The hallway, on the other hand, has a false ceiling, which hides a decoration similar to that present in the passageway.
The intermediate level is between the first floor and the ground floor. The intermediate level is composed of the kitchen, a work room, a service room, a pantry and a closet. Finally, on the ground floor there is a pantry with a small bathroom and another closet from which you can access the Gym and the Wellness area.

Ambassador Suite

The Ambassador Suite consists of 325.75 m2 (3506 sq ft) and 70 m2 (753 sq ft) of terraces and balconies. The terrace above the master bedroom is 41.9 m2 with a beautiful view of the neighborhood and the Altare della Patria. In addition, there is a small balcony for two people overlooking the garden.
Entering the suite there is an entrance hall, a living room, a dining room and a study, a full bathroom and another half bathroom. From the entrance, going up three steps to the left, you access the sleeping area (preceded by a hallway that has windows overlooking both Piazza Capizucchi and Via Delfini).
The sleeping area consists of three bedrooms, one of which is a master bedroom, and two bathrooms. From the master bedroom a wooden staircase leads to an adjoining terrace that overlooks with a beautiful view of the neighborhood and the Altare della Patria. Behind the main entrance, through a bright gallery, with an iron and opaque glass roof, you enter the service area and the kitchen.
From the kitchen, through a door, you enter the spiral staircase that leads to the panoramic terrace with an adjoining attic.
The ceilings of the reception rooms are simply coffered, without the usual decorations painted in light green and cream colors. The floors are in nailed oak parquet laid in a herringbone pattern. The coffered doors are painted in the same light green and cream colors.

Executive Suite

The charming Executive Suite is located on the mezzanine floor of the Palazzetto. Its entrance is from the second landing of the monumental staircase. Another entrance is from the spiral staircase that starts from the entrance hall on the ground floor of the Palazzo. The executive suite extends over 159.79 m2 (1719 square feet). The entrance opens onto the gallery, made of sheet metal masonry and supported by six masonry shelves.
The gallery leads to the living room and dining room. There are two bedrooms, with elegant and spacious built-in wardrobes, adjacent to the living room and dining room, as well as 2 bathrooms. The living room and both bedrooms have windows overlooking Piazza Campitelli.
The hallway between the bathrooms leads to the staircase that leads to the panoramic terrace and the small chapel.
The two bathrooms are covered in travertine, and there is a single iron beam supporting the ceiling of the building that is part of the architectural design of the living room and was installed during the renovation works

Common areas​

Private Entrance: There is a driveway on the ground floor, with access from Piazza Capizucchi. This large space is 114 m2 (1,227 sq ft). It features a central service area with marble floors, vaulted ceilings and a beautiful double wooden front door.
Entertainment Area: This area is 92 m2 (990 sq ft) and includes a theater, lounge and games area. It is located on the ground floor with two entrance doors from the foyer. The lower level of the Entertainment area features three additional en-suite bedrooms.
Executive Office: A stunning frescoed ground floor unit with a single entrance from the foyer. This unit is 32 m2 (344 sq ft). It is an open space with a recently restored fresco in the center of the ceiling and features travertine floors.
